Real Estate Funding Manager – Partnership Opportunity (Coliving Real Estate Projects) Location: Remote / Flexible Hours: ~10–18 hours per week Compensation: Performance-based (Equity, Cashflow, or Flat Fee Options) We’re a small, family-led real estate investment team focused on creative finance and coliving rental projects. We’re looking for a Funding Manager to help us scale by building and managing relationships with Private Money Lenders (PMLs) and Private Money Partners (PMPs) for our deals. This is a partnership opportunity — not a salaried job. You’ll earn directly from the deals you help bring and manage. --- What You’ll Do: Source and build strong relationships with Private Money Lenders (PMLs) and Private Money Partners (PMPs). Vet lenders to ensure legitimacy and protect the company from scams. Build partnerships with local self-directed IRA companies and organize lunch & learn sessions (via Zoom or in person) to educate investors on creative finance and real estate opportunities. Communicate clearly and consistently with partners, lenders, and the core team. Keep PMLs and PMPs fully informed about their investment — including updates on deal status, performance, and cash in the deal. Handle difficult conversations professionally when delivering bad news or addressing deal challenges. Create clear, professional presentations and investor decks using Canva to showcase deal breakdowns, projected returns, and key investment details. Stay organized and maintain all contact and deal data in Google Sheets, Docs, Drive, Meet, and Slides. Become familiar with DSCR loans and stay up to date on current lending rates (training provided if needed). Help structure win-win funding arrangements and assist with ongoing lender relationship management. --- Who You Are: Strong communicator — both written and verbal. Comfortable with public speaking and presenting in small group settings (Zoom or live). Creative and proficient with Canva (or similar tools) for creating professional deal presentations. Organized, detail-oriented, and reliable. Motivated, eager to learn about real estate and creative finance. Easy to get along with, professional, and solutions-focused. A natural networker who builds genuine relationships easily. Familiar with Google Workspace tools (Sheets, Docs, Slides, Meet, Drive) and Microsoft Excel/Word. Able to dedicate 10–12 hours per week consistently. Experience in real estate, lending, or raising private capital is a plus, but not required — we’ll train the right person. --- Performance & Growth Goals (KPIs): We believe in tracking progress, not micromanaging. These goals help us stay aligned and ensure the partnership remains a win–win for everyone. Monthly Targets: Connect with 65–70 new potential lenders (through networking, outreach, or referrals). Schedule 10–15 calls or meetings with interested PMLs/PMPs. Vet and qualify 3–6 serious funding prospects per month. Add and update all contacts weekly in our Funding Tracker (Google Sheets). Host or co-host 1–2 lunch & learn or virtual events each quarter to educate and attract new lenders. Prepare professional Canva presentations for active deals and lender proposals. Respond to all lender communications within 24 hours. Keep track of current DSCR lending rates and report updates monthly. Exceeding these goals can open up opportunities for better deal splits or bonuses on future projects. ---

Compensation

Options (Per Deal): For PML Deals (Private Money Lender): 10–15% of monthly cashflow OR $1,000 flat fee at closing OR 8% equity + 5% cashflow OR 12% equity only For PMP Deals (Private Money Partner): $1,000–$2,000 flat fee at closing OR 5–10% of monthly cashflow OR 5% equity + 5% cashflow --- Why Join Us: Be part of a family-led team passionate about creative finance, coliving, and helping others grow through real estate.
